I actually sold a house that had one four doors down go on the market at the same time. They were the same floorplan, same upgrades etc. street was the same, yards were the same. I staged my listing, the other identical house was priced 10k cheaper and completely empty. They were the exact same house. My listing was in contract within three weeks (about average for that part of town) and closed at full price. The unstaged identical house sat on the market for another three months and ended up closing for 30k less than list price. It was the best case study for staging I’ve ever seen.

I believe staging is totally worth it. I staged when I sold my house last year and ended up getting more than asking price and under contract within 48 hours. Staging made a big difference vs. an empty house.

 

When I looked at dozens of homes before I purchased, the staged homes always stood out much more than empty ones. Just my two cents.

Have just been through the dilemma of staging or not.

My 84yo mother recently moved into a retirement village, and I really struggled with the thought of spending money to do styling.

Ultimately proceeded to do it for a few reasons.

  1. We need mum's house to sell quickly, and in the absence of hard data either way, opted to style to maximise quick sale.

  2. Went to an open home of a friend's house where styling was done. Remarkable difference, and really highlighted feautures.

  3. RE told of experience where an empty house wasn't moving for months. Had styling, sold within weeks.

  4. Styling on mum's house is exceptional, and showcases opportunities for awkward spaces.

  5. Cost for styling deferred through agency.

Benefits of styling or not really can't be quantified. Decision in my case purely about maximising quick sale.

Opening bid was about 30k above reserve. Went on to sell for almost 100k more than our "bottom" price. So worth it, and would do it every time in future.

100% worth it. Think of IKEA, when you walk through the store there are tons of of pseudo rooms that have been styled. That inspires a buyer. Oh look, I can make my living room, kitchen, look like this. That is much better than some random couch on the sales floor. It's merchandising. Staging a home is also deceiving because designers make the homes look more spacious because there is no clutter you would find in a home where people actually live. Additionally, it diverts the attention of buyers away from what they may perceive as drawbacks of the home because they are so hooked on what the home looks like.
